Prologis signs 60 million square feet of leases as logistics demand holds up

Prologis reported 60 million square feet of lease signings in the third quarter and average occupancy of 95.1%. Management said lean customer inventories and demand from e-commerce, advanced manufacturing and data-center supply chains supported activity.

Results and outlook are different measures

Period-end occupancy was 95.6%, and net effective rents on commenced leases increased 38% over the prior leases for those spaces. That renewal measure is not a 38% increase in all market rents. Management also said shareholder approval marked progress toward the SEGRO acquisition, while completion remained ahead.

Understanding the update

Occupancy and leasing figures are reported company results. Management's demand outlook and expected acquisition completion are forward-looking, not completed outcomes.

What it means for drivers and carriers

Warehouse users should compare local availability, lease escalators and transport access before applying a large landlord's portfolio-wide results to a specific market.

Questions to consider

  • How does local vacancy compare with portfolio averages?
  • What total occupancy and transportation costs would a new lease create?
